/ Commercial Portfolio
Structural systems developed around architectural intent.
Mixed-use, office, and retail structures where tight site constraints shaped every structural decision. Each project below shows the constraint, the solution, and the structural logic behind it.

Commercial work across scale and typology.
LONG-SPAN STEEL / MIXED-USE
Prime Hub
The constraint: Extended steel cantilevers introduce high bending forces and strict deflection limits, driven by the functional requirements of a training centre and the need for occupant comfort and stability.
Structural logic: The system resolves these forces through a defined load path using moment-resisting steel frames and transfer elements that channel loads back into primary supports. Advanced structural analysis ensures controlled deflection, optimized stiffness, and an efficient, buildable cantilevered structure.
PRECAST RCC / PUBLIC USE
Pedestrian Precast Underpass, Ambala Railway Station
The constraint: A 60-meter pedestrian underpass required construction beneath active traffic operations, demanding minimal disruption, rapid execution, and strict control over safety, access, and site constraints. The design also needed to ensure efficient load transfer within a confined, grade-separated environment.
Structural logic: The system uses precast box culvert elements to enable fast, controlled installation while maintaining structural efficiency. Load paths are clearly defined to ensure safe transfer of soil and surface loads into the box structure and surrounding ground. The precast approach improves constructability, reduces on-site risk, and ensures reliable performance under live railway conditions.
HYBRID STEEL STRUCTURES / MIXED-USE
Umiam Lake Redevelopment
The constraint: Large-scale township development on hilly terrain near Umiam Lake, with over 60 buildings, required efficient structural systems, adaptable foundations, and coordinated planning within complex site and environmental conditions.
Structural logic: Optimized steel framing and modular grid systems were used to ensure repeatability and constructability across the development. Load paths were adapted to sloping terrain, with integrated coordination of structure and services enabling a scalable, efficient, and site-responsive solution.
Bring the constraint. We'll find the structural system.
Commercial projects start with a site condition and a program. Tell us both and we'll show you what the structure can do.
